Waterfront real estate is a recreational heaven for
many, a resort feeling of living. Waterfront also has a huge upside
investment potential. There are only so many feet of waterfront, and
thousands of acres are "close" to each foot of shoreline. Close
to water is common and easy to find, even just a view of the water in many
locations add thousands, and you still can not get wet without leaving the
home! One must presumably pay to even look at water from their home,
agreed? Waterfront is much more rare than any other type of high demand
locations in real estate, and harder to find daily. It is being bought
up for higher prices everyday, miles of shoreline is being protected so it can
never be disturbed, or built on. You got it, "Location, Location,
Location, the three most important things in Real Estate investment
success." Have you ever heard that saying?
One has to wait for it to come up on the market, and
the ones that do secure it, as well as the lifestyle reserved
for those that discriminate, and do not settle for less than the real deal,
waterfront property! Even Oprah knows. She is investing in
"waterfront only" with her more recent real estate investments. It
is also almost like a club! Waterfront owners know the realities, share a
common interest and devotion to a lifestyle.
Everybody that does not own waterfront wants to be a
member, envious, and always ready to visit and hang out! One does indeed
need to think about room for entertaining when you have a waterfront home.
Another real estate saying; "Build it on the water, and they shall
come..."
The bargain if you can find it is small square
footage. The property appraisals always consider cost per foot, and lot
price. With the escalating property values, the best buys are the smaller
places if you can still find them, with additional investment in making it
larger will raise the property value faster than any other single
improvement. Buy small, make it larger. Or,
one could always wait for real estate to come down...
